Land Use Happening Around Keystone

Below is an update by our land use chair to keep you informed of the current land use applications active in Keystone.

Plan Amendment CPA 19-09

This property is located on the north side of Boy Scout Rd northwest of the intersection of Grove Lane.  The parcel is currently AR (1 home to 5 acres) – the applicant is proposing AE (1 home to 2 ½ acres) to be able to build 2 dwelling units.

This would go against the Hillsborough Comprehensive Plan and the Keystone Odessa Community Plan.

The Planning Commission will be briefed on this on June 15th – no vote will be taken at this meeting.

 

Re-zoning to a Planned Development     21-0650

This property is located on Roberts Road.  The applicant is requesting a PD to permit a total of two dwelling units.  There is currently one home on the property.

Zoning Hearing date is 7/26 at 6pm – this is always subject to change.

 

Modification of a zoning                21-0116

The property is located on the south side of Van Dyke Rd within 600 ft of Gunn Hwy.  The applicant is wanting to modify an existing Planned Development (92-009 & 12-0392) to allow for:

  1. a) 7,200 sq.ft of Business Professional Office (BPO) or b) 4,000 sq ft of Commercial Neighborhood uses with restrictions.

The Planning Commission found this consistent.

This parcel was zoned in 1992 for 8,500 sq feet of public use and then changed to 7,200 sq ft of BPO(business professional) in 2006; the parcel to the east of this is zoned Office Residential.

Modification of a zoning                21-0227

Applicant is requesting to modify an existing PD (98-0503) to allow for a 15k sq ft religious assembly for more than 300 people.

The currently approved 40k sq ft of Commercial Neighborhood (CN) will remain on the 11.61 acres on the southwest corner and also maintain the 11 approved residential lots.

The Planning Commission found this consistent.
